Adding up the costs of a home build in Adelaide
If you’re considering building a new home in the Adelaide area, and therefore looking at Adelaide home builders to do the job, sooner rather than later the question will come around to cost. After all, there aren’t many of us who are lucky enough not to be concerned about budget when it comes to what is likely to be the biggest financial outlay of our lives.
So, how much will it cost to build your new Adelaide home? How much will Adelaide home builders charge you and what should you look out for?
The cost to build a new Adelaide home
This is a really simple question, with a really simple answer. According to realestate.com.au, the average cost to build a home last year was $320,000.
Great, so all you have to do now is to find the purchase price from under the bed (or more likely your friendly bank manager) and contact Adelaide home builders to start getting your home built. Well, unfortunately, or perhaps fortunately, it’s not as easy as that.
The cost quoted by the online real estate service is of course an average. There are so many variable factors involved with building a home that some homes are going to be less than that and some are going to be more. Some homes will be much, much more. And this is understandable because if you’re like most people, you’ll want a home that is built for you and includes all the things that you desire, not everything the average person desires.
Cost of land
In Adelaide, the average cost of land is around $180,000; per square metre, it’s around $400. But, of course, this will depend on where in Adelaide you’ll be building your dream home as the cost of land can fluctuate significantly. A block of land in Unley Park is going to set you back a bit more than one in Elizabeth.
Closely related to the land are the site costs. Adelaide home builders love a flat block but if you buy land in the Adelaide Hills for example, a flat block might be a bit hard to find. It’s not just about slope.
Site costs can be more if, for example, you’re building in heavy clay or in a rocky area. If you’re planning on living in a rural or remote area, you’ll also need to factor in the site costs for getting the services you need.
Finishings and Quality
It’s not just the size of your home which will dictate how much it will cost in total or per square metre. The quality of the work and the quality of finishings will also make a big difference.
To demonstrate, imagine the kitchen in your new home. Now imagine how much it will cost to install a flat pack kitchen, with a standard quality oven, fridge and other accessories compared to a fully custom designed kitchen with state of the art accessories? The difference can easily be $20,000 or more.
Bathrooms are other rooms where quality can really make a huge difference.
Adelaide home builders aren’t all the same
It should come as no surprise that not all Adelaide home builders are designed to be equal. Some won’t be transparent with costs and will try to trick you into signing a contract without knowing how much you’re likely to pay, while others, like Selah Homes, will do their utmost to ensure the contact includes everything you need to build your dream home with confidence.
